Worker Designation – This role is hybrid. This means you will be expected to report to one of our Aflac offices located in Columbus, GA for at least 60% of the work week. You will work from your home (within the continental US) for the remaining portion of the work week. Details of this schedule will be discussed with your leadership.

Job Summary

Leads efforts to provide economically advantageous commercial property leases to support sales and territory offices as well as Aflac Group, Nebraska, and New York offices. Develops and communicates with external partners including but not limited to leasing site ownership as well as internal partners to ensure all leases are in alignment of company guidelines.

• Excellent presentation, oral, written, and interpersonal communications skills to effectively interact with Aflac’s senior management, and with internal and external business contacts; ability to exhibit and maintain professionalism in accordance with corporate standards

• Strong personal computer skills with experience in Windows-based software; experience using Microsoft Outlook or similar e-mail system software – Preferred: strong excel skills and SAP Analysis Skills.

Education & Experience Required

• Bachelor's Degree
• Five to seven years of job related work experience

Or an equivalent combination of education and experience

Education & Experience Preferred

• Experience in the purchase, sale, and lease of real estate

Travel

• Travel less than or equal to 25%.

Principal Duties & Responsibilities

Supports the daily activities of the leasing operations function in the Facilities department in accordance with organization policies and standards; responsible for managing all leases for Market Offices, Territory Offices, Aflac Group, Nebraska and New York and other corporate leased space.

• Responsible for working with outside legal counsel and real estate brokers to effectively and efficiently draft, edit and negotiate thorough, high-quality leases based on company needs; oversees all necessary paperwork between lessor and lessee and ensures it is completed in a timely manner; ensures that all parties meet terms of rental agreements.

• Coordinates and partners with Strategic Sourcing and Procurement and Accounts Payable on the productivity and budgetary performance of all leases within company guidelines.

• Builds effective partnerships and maintains open communication lines with Market Directors and all out of state landlords.

• Manages department budget for Facilities Division including monthly department financial review, coding of purchase activities for the department.

• Create / update capital plan to align with department activities and goals.  The evaluation of overall operations and capital plan in comparison year to year for alignment with corporate guidance.

• Responsible for providing a consistently high level of service to vendors and internal customers in a timely manner.

• ISO50001 Energy Management System – Lead Auditor Responsibilities – prepare documentation for auditors, track audits, perform audit activities in conjunction with ISO50001 leadership.

• Performs other related duties as assigned.

Total Rewards

The salary range for this job is $80,000 - $100,000. This range is specific to the job and salary offers consider a wide range of factors that are considered in making compensation decisions, including, but not limited to: education, experience, licensure, certifications, geographic location, and peer compensation. The range has been created in good faith based on information known to Aflac at the time of the posting.

At Aflac, it is not typical for an individual to be hired at or near the top of the range for the role to allow for future and continued salary growth, and compensation decisions are dependent on the circumstances of each case. This salary range does not include any potential incentive pay or benefits, however, such information will be provided separately when appropriate.
